Virtual Design and Construction

Simerson Construction uses Building Information Modeling tools (BIM) to produce 3D and 2D construction models that gives the architecture, engineering, and construction (AEC) professionals as well as the owner the insight and tools to more efficiently conceptualize, plan, design, construct, and manage buildings and infrastructure. Each element drawn in a BIM model is enhanced not only with additional dimensional and spatial information, but with specific details about its material, manufacture and finish. This information can assist in estimating, scheduling and identifying areas of concern and conflict before the building process begins.

Construction Management at Risk (CMAR)

~ is a professional service that uses specialized, project management techniques to oversee the planning, design, and construction of a project, from its beginning to its end~

CMAR offers project owners several unique benefits. Generally, it provides a smoother, more manageable project with the greatest value to clients. The CMAR approach benefits our clients through the utilization of Simerson’s extensive professional services and allows us to consultant the owner in the design development and construction phases. This method is particularly beneficial to public works agencies and other clients as they benefit from receiving critical feedback on costs, constructability, materials selection, quality and schedule from the construction manager during the preconstruction process.

During this process Simerson Construction works diligently to deliver a quality, on budget project to the client. Further, we work hard to foster meaningful relationships with our clients. From start to finish, CMAR method is beneficial for controlling overall costs and keeping a design within budget.

Design-Assist

~prior to completion of design, a construction contract may be awarded on a best value basis, in this process a contractor provides design assistance to the architect or engineer of record through a design professional separately retained by the contractor~

Design-assist engages the construction team in the design process, based on the premise that it benefits the overall project. It is intended to improve cost, timing, constructability, quality and value, which can help shorten the overall construction schedule. This method promotes efficiency with early design and construction collaboration, while giving project owners hands-on supervision of architects, engineers and other planning consultants. In design-assist project delivery, the architect and engineers are under direct contract to the owner while key subcontractors—typically mechanical, electrical, plumbing and landscaping—are under contract for design and construction to the general contractor.

With systems subcontractors representing the majority of a project’s cost, these subs can give the owner various pricing alternatives creating greater flexibility in options and value for the owner. This is particularly beneficial for owners wishing to explore costs associated with project upgrades such as green energy and upgraded finishes. Project owners can evaluate and commit to construction options and upgrades throughout the building process as needed.

Design-Build

Easy Peezy…. One contract- one point of responsibility. With Design-Build the owner manages only one contract with one contact. Working as a team from initiation, the designer and contractor work together to provide clear project recommendations that meet scheduling and budgeting constraints.

With this methodology, Simerson Construction is responsible for completion dates, quality control and costs. Our management team has the professional experience needed to balance functional and elegant design with construction economy.

Design-Bid-Build

~ is a project delivery method in which the agency or owner contracts with separate entities for the design and construction of a project~

By far the most popular form of delivery for public agencies, and complicated projects involving existing infrastructure. This “traditional” delivery method is advantageous as it defines the roles and responsibilities of the various team members and allows more firms to bid in the process.
